WELL Certification

BuildSmart TechBIM helps project teams achieve WELL v2 certification by designing for human health and performance—from air and water quality to light, thermal comfort, acoustics, movement, nourishment, and mind. We map WELL features to design decisions early, integrate requirements into BIM and specifications, and coordinate performance testing and operational policies to secure points predictably.

Our WELL APs align design intent, MEP strategies, and interior standards with the 10 WELL concepts. Using BIM-linked schedules, we verify filtration, ventilation rates, materials VOC limits, lighting metrics (M-EDI, UGR), sound masking, fitness amenities, daylight factors, and thermal setpoints. We prepare policy templates for cleaning, healthy food service, inclusive design, mental health support, and community programs—so certification is practical, not paperwork-heavy.

For local conditions, we prioritize IAQ under high humidity/heat, potable water safety, glare control, acoustic comfort in dense urban zones, and active design in tight footprints. Post-occupancy, we set up performance verification, sensors/meters, and occupant surveys to sustain WELL outcomes over the building’s life.

What You Get with WELL Certification Support

WELL Roadmap & Scorecard

Feasibility, targets (Bronze/Silver/Gold/Platinum), feature selection with cost–impact trade-offs and responsibilities.

Design Integration

BIM-linked schedules for filtration/ventilation, lighting quality, low-emitting materials, acoustic & thermal comfort criteria.

Policies & Programs

Healthy cleaning, nourishment standards, movement prompts, mental health resources, inclusivity and ergonomic guidelines.

Testing & Verification

Pre-commissioning checks, on-site performance verification (air, water, sound, light), sensor/monitoring setup, recertification plan.

Operations & Engagement

Playbooks for facilities teams, occupant education, feedback loops, and WELL recertification documentation.

WELL + LEED/IGBC Synergy

Combine wellness with sustainability goals—shared data for energy, IAQ, daylight, materials tracking, and commissioning.

Deliverables & Outcomes

Deliverables: WELL scorecard & roadmap, BIM-linked compliance matrices, low-emitting materials tracker, lighting & acoustics criteria sheets, IAQ plan, water safety plan, movement & nourishment policies, commissioning & testing protocols, submission forms and evidence packs, recertification calendar.

Outcomes: Healthier indoor environments, higher productivity and satisfaction, clear reviewer-ready documentation, measurable IAQ/water/light/acoustics performance, and operational practices that sustain WELL benefits.

Industries & Use-Cases

Corporate offices, tech parks, residential high-rise, hospitality, healthcare clinics, education spaces, retail, and logistics workplaces across Chennai & Tamil Nadu—new builds, fit-outs, and existing building upgrades.

How We Work

  • 1) Discovery: Baseline review, WELL goals, budget & timeline; choose rating pathway and target level.
  • 2) Design Support: Integrate WELL features into BIM specs, drawings, and schedules; coordinate MEP and interiors.
  • 3) Construction: Submittal reviews, product vetting (VOC/ingredients), IAQ plans, and site checks.
  • 4) Verification: Testing protocols, performance verification coordination, punch-list closures.
  • 5) Operations: Training, policies, sensors/monitoring, occupant engagement, recertification roadmap.
